Why do I need a valuation?
All banks require an up to date valuation on a property in order to process a mortgage application.

What is a Valuers Panel? 
This is a list of valuers who’s valuations are acceptable to that specific lending institutions.

Do all Banks have Valuers Panels?
Most Banks have panels of valuers and we carry out valuations for AIB, BOI, EBS, ICS, Haven, National Irish Bank, Permanent tsb and Ulster Bank. 

Are you on the AIB Panel of Valuers?
Yes we are and are happy to carry out valuations throughout the greater Dublin area.

Will you fill out the AIB Valuation Form for me?
Yes we will however we must visit the property and will prepare the report the next day.

What is a probate valuation?
Where a person dies leaving property it is a legal requirements that that property be valued at the date of 
the persons death before a certificate of probate can be issued 

Can I back date a probate valuation?
Yes all probate valuations refer to the date of death and the current market value. There is no extra cost for the two values as we view it as one single valuation.

How long is a valuation valid for?
Valuations are generally valid for three months after which the property will have to be reassessed. 

Do I require certified valuations for my self administered pension?
Yes from time to time an independent valuation will be required in order to place a current value on a pension fund.

Do I need a snag list for my new apartment?
Most builders will request that you provide them with a snag list which is a list of all the items which remain 
to be finished in the unit i.e broken window locks, scratched counter top, leaking pipes etc. A snag list is 
essential to ensure that you get your unit properly finished.

Do you call back to carry out a final inspection after having carried out a snag?
Yes we do, this ensures that all works are complete to our satisfaction

We have signed contracts but it took six months to close our new house and the bank wants a new 
valuation is the value the same?
Unfortunately even though you have signed contracts an updated valuation can only be for the current 
date which may have changed.

Do you charge mileage for valuations?
No

Do I need a structural survey with my valuation?
If you are buying a property it is important for peace of mind to always get a structural survey, the cost 
of the survey compared to the money being spent on the property is negligible.

Will I need a final valuation when my building work is complete?
In most cases the bank will not release final funds until a final valuation has been completed. 

Do I require a stamped OS Map for first registration of a property?
Yes, an application dealing with part of registered property and an application for first registration of a property must be accompanied by a plan of the property drawn on the current edition of the largest scale map published by Ordnance Survey
